Altra Fastigheter’s history

In November 2018, Altra Fastigheter was listed on Nasdaq Stockholm, then under the name Nyfosa, following the spin-off from Hemfosa Fastigheter. The listing marked the start as an independent company, with Hemfosa’s portfolio of commercial properties as the foundation for its operations. The purpose of the demerger was to unlock the potential of the entire business through two specialised companies — a journey that has laid the groundwork for what Altra Fastigheter is today. In connection with a strategic update in 2025, the company’s future direction was clarified, and the name change to Altra Fastigheter became a natural step in that development.

2026

In the beginning of 2026, the company presented an updated strategy setting out priorities and focus areas for the coming years. At the Annual General Meeting held on 5 May 2026, shareholders approved the proposal to change the company’s name to Altra Fastigheter.

2025

In January, Carl-Johan Hugner assumed the role of CEO. During the year, property transactions were agreed across all three Nordic markets in a total of 20 separate deals with a combined value of SEK 2.1 billion. The transactions aimed to streamline and concentrate the portfolio by divesting resource- and investment-intensive properties with lower yields and replacing them with acquisitions that strengthen profitability. Through active management of the debt portfolio, SEK 7.3 billion was refinanced, reducing annual financing costs. At the end of the year, the property value amounted to SEK 39 billion.

2024

During the year, the company completed property acquisitions amounting to a total of MSEK 1,666 and divestments totalling MSEK 1,447. The largest acquisition was carried out in September and comprised the remaining 50 percent of the shares in the company’s Norwegian joint venture Samfosa AS. Following the acquisition, the holding forms a new segment under the name Bratsberg. Purchases of renewable energy increased during the year, contributing to lower carbon emissions. A new double materiality assessment resulted in an updated list of material sustainability topics. At the end of the year, the property value amounted to SEK 39.4 billion. In October, Carl-Johan Hugner was appointed CEO of the company and assumed the position in January 2025.

2023

During the year, the company completed a number of value-adding transactions, refinanced bank debt, and repurchased bonds. In total, properties were acquired during the year for SEK 1,0 billion and divested for SEK 1,6 billion. Nyfosa’s rental income and net operating income rose, whilst interest rates negatively affected earnings. Nyfosa’s rental income and net operating income strengthened, while the interest rate trend negatively affected the result. At the end of the year, the property value amounted to SEK 39.3 billion. In addition, Nyfosa in Finland will gradually transition to operating under the Kielo brand during 2024. The operations in Finland with a property value of SEK 8.1 billion will transition to operating under the Kielo brand and form a separate operating segment from the fourth quarter of 2023.

2022

Nyfosa’s joint venture Samfosa closed the acquisition of the property company Bratsberg AS with associated organization. The acquisition was the first in Norway and amounted to approximately SEK 1,6 billion. In addition, a number of acquisitions have been completed in Sweden and Finland. In total, properties were acquired to a value of SEK 4.4 billion and divested to a value of SEK 1.7 billion. Interest rate hikes and a cautious capital market made financing both more expensive and more difficult. Despite this, Nyfosa increased its distributable cash flow per share by 9.3 percent during the year. At the end of the year, the property value amounted to SEK 40.5 billion.

2021

Nyfosa entered Finland together with Brunswick Real Estate and acquired properties in Finnish regional cities for about SEK 2.5 billion. Nyfosa is intensifying its sustainability efforts and setting new sustainability targets. A framework for green financing was established and green hybrid bonds were issued.

In November, the decision was made to form a joint venture (Samfosa) in Norway together with Samfunnsbyggeren AS. Nyfosa intensified its sustainability work and set new sustainability goals. A green finance framework was established and green hybrid bonds were issued. At the end of the year, the property value amounted to SEK 37 billion.

 

2020

Despite a turbulent market due to the coronavirus pandemic, Nyfosa reported positive net leasing for the entire year with a strong cash flow performance per share, which was our new financial target. A number of major transactions were carried out and, in total, properties were acquired for a value of SEK 12 billion. Stina Lindh Hök took over as CEO of Nyfosa. At year-end, the property value amounted to SEK 29 billion.

2019

In 2019, Nyfosa continued to grow at a rapid pace. Both major portfolio acquisitions and minor transactions were completed, while the organization was supplemented with new expertise for future growth. The year’s largest transaction was a portfolio for a value of about SEK 4.2 billion. At year-end, the property value amounted to SEK 19.6 billion.

2018

Nyfosa was distributed to the shareholders of Hemfosa and the company was listed on Nasdaq Stockholm. Properties totaling a property value of SEK 3.7 billion were acquired during the year. Our single largest acquisition was a property portfolio for a value of SEK 3.6 billion. At year-end, the property value amounted to SEK 15.6 billion.
